Drain Systems
Belle Vista Estates has two drain systems. First, area drains are on the west, south and east side of the neighborhood.  Area drains are placed on lot property lines to minimize the flow of surface water from one lot to another and create wet areas at the downhill sides.  The surface water collected at each lot goes to the area drain and through an underground pipe to the pond.  Second, an underdrain system is in the streets with stub into each lot.  A foundation drain system that connects to this underdrain system is required for each house, eliminating the need for a sump pump. This underdrain system lowers the moisture in the ground and therefore, minimizes the potential for any ground movement.
